The Platform

Three data streams. One decisive score.

GrowthFactor ingests foot traffic panels, category spending data, and your existing store network geometry, then runs them through a gravity model calibrated for retail trade areas to produce a single scored output for every candidate location.

Data Inputs

What goes into the model

Three categories of location intelligence, each cleaned and normalized before the analysis runs.

Foot Traffic Intelligence

Aggregated movement data from opted-in mobile devices, normalized for panel bias and daypart patterns. Updated weekly. Provides absolute visit counts and competitive intercept rates for trade area polygons.

Local Spending Demand

Credit and debit transaction aggregates by retail category, segmented by trade area polygon. Shows where spending demand in your category exceeds current supply, identifying genuine market gaps rather than population density.

Cannibalization Risk

Your existing store network geometry fed into a customer gravity model. Quantifies projected sales transfer from each existing store to the proposed location. Accounts for drive time, competitor density, and category affinity.

Analysis Engine

How inputs become a score

Each input is weighted and normalized, then combined through a retail-specific gravity model calibrated on outcome data from existing store openings.

Foot Traffic Spending Demand Network Geometry GrowthFactor Gravity Model Score 0-100 Per location

The model weights foot traffic signals at 40%, spending demand at 35%, and cannibalization risk at 25%. Weights are configurable for chains with different expansion profiles.

Recommendation: Site scores in the top quartile for demand and foot traffic. Moderate cannibalization risk from your Lincoln Park location warrants a sensitivity check before committing. Proceed to due diligence.
Workflow

How it fits your real estate process

No new software to learn. No complex integrations. The GrowthFactor workflow fits inside your existing candidate shortlisting process.

1

Submit your candidate list

Upload a CSV of candidate addresses or geographic coordinates. Include your existing store locations so the cannibalization model has your network geometry.

2

Set evaluation parameters

Choose your retail category, define acceptable cannibalization thresholds, and flag any priority markets. Parameters carry over between analyses unless you change them.

3

Receive scored report

Within 14 days, each candidate location has a 0-100 score, signal breakdowns, and a plain-language recommendation. Reports export as PDF or structured CSV for your internal tools.
